Requirements to open Union branches in member States
The geographic scope means: a State or
major city or small city or any independent geographic zone with distinct clear
borders from its surrounding and whom its population exceeds two hundred and
fifty thousand people.
The union comprises all Islamic States according to the enclosed table where the name of every State
is defined along with its geographic area, the branch can be activated in any
geographic scope in member States once one or all three requirements detailed
below are completed.
The first requirement: the presence of a permanent Union member who would
establish the Union branch according to the following restrictions:
ــ He should
be recommended and approved for appointment by the Board of Founders in
accordance with a written decision.ــ He should
be one of the real estate pioneers who enjoys an outstanding prestige and
reputation and financial capabilities proving all the above when placing his request.ــ To be
resident in the same State (or city) and holding its nationality.ــ To bear
all the necessary legal and financial obligations of founding and promoting the
Union in his scope.ــ To hold a
monthly reunion for all pioneers of real estate projects in an adequate fixed
location all along the year, receive Realtors from inside and outside the
geographic scope, document the reunion through a (special face book page) that bears
the name of the Union in a manner that news and projects of the Union are being
published, discuss methods of developing the real estate sector within the scope
while attracting new members and boosts their relationsــ The Union
is entitled to appoint more than one founder in mega cities that is having a
population of more than one million in a manner that fulfills the interest of
the Union without contradiction, whereas each one of them is to hold his own
monthly reunion.ــ The Union
is entitled to cancel the appointment of the Union branch founder in a specified
scope if he falls short in his mentioned responsibilities.
The second requirement: the presence of an official or semi-official party, already
member of the Union, with a valid independent legal entity related to real
estate to represent the Union according to the following restrictions:
ــ The Parties
are the concerned ministries, cities major municipalities, chambers of
commerce, businessmen associations, real estate associations and unions, banks
and shareholding companies or other similar parties.ــ It is necessary
to furnish a letter of request asking to represent the Union in an exclusive
defined geographic scope and for a defined renewable period of time whereas to indicate
the capacities and advantages offered by this party to the Union.
- ــ The said
party should contain at least ten real estate companies and more than ten real
estate investors that meet the pre-requisites of the Union membership.
ــ The said party
should appoint one of its working employees to be dedicated for the
correspondences and communications with regard to all Union issues inside and
outside the geographic zone.ــ It should
support all the Union activities by means of publishing, inviting members to
participate, taking initiative in employing its potentials to hold activities
that complement with the Union objectives and means, adopting a yearly
convention gathering all members of the geographic scope aiming the
acquaintance and the development of local common projects.ــ The Union
is entitled to appoint more than one legal entity in mega cities that is having
a population of more than one million in a manner to fulfills the interest of
the Union without contradiction.ــ The Union
is entitled to cancel the appointment of the party representing the Union in a
defined region if such party does not offer a considerable added value to the
Union.
The third requirement: the presence of a permanent Union member who would be
appointed as the Union branch manager in a defined geographic region according to
the following restrictions:
ــ Each
member in a defined geographic scope is entitled to place himself as a
candidate for the Union branch manger post provided that he would be appointed
by the Board of Founders for a renewable period of two years.ــ He should have
a leading personality, good reputation, wide celebrity, possessing financial means
and good contacts, ready to bear all the necessary legal, financial and
administrative obligations of the branch.ــ He should
present a yearly proposed plan for his complete managing period that emphasizes
his agenda and budget to achieve the vision of the Union and its objectives.ــ He should
provide an adequate office with at least one dedicated employee to carry out
his plan, support every Union member who wishes to visit his geographic scope
or to invest in, support the works of the founder and representative of the
Union in the scope.ــ The branch
manager is committed to present periodical studies and researches on the real
estate market within his scope, to provide the Union with all real estate
reports and official data issued in his scope.ــ The success
evaluation factors of the plan will be shown in: the increase of the number of
members who meet the Union conditions; the development of common investments in
coordination with other branches; the effective presence in all Union
activities and projects; the volume and reliability of real estate studies and data
published through the Union.ــ The Union
is entitled to appoint more than one branch manager in mega cities that is
having a population of more than one million in a manner that fulfills the interest
of the Union without contradiction.ــ The Union
is entitled to cancel the appointment of the branch manager in a defined region
if he falls short in his responsibilities as a branch manager.
